Deposit removed from new VAV leases

VAV has abolished the security deposit for all new leases starting after 1 June 2024.

Moving into a VAV apartment is now easier than ever, as there is no security deposit for new leases. The deposit of EUR 0 is only valid for new leases starting on or after 1 June 2024.

For leases that started before 1.6.2024, the deposit is refunded when the lease expires and if the tenancy has been lived in properly. This means that all rents and other charges such as water, car parking and sauna fees have been paid, the apartment has been cleaned and maintained and all keys have been returned.

In the middle of the rental period, the security deposit is non-refundable. If the contract is terminated for administrative reasons and the tenant continues to live in the same apartment under a new lease, the deposit will not be refunded.

Security deposit

The deposit is a sum of money paid to the landlord at the time of signing the tenancy agreement. Its purpose is to protect the landlord in case the tenant does not fulfil the obligations of the lease. The security deposit covers, for example, any unpaid rent, damage to the property or other expenses for which the tenant is responsible.
