Moving
Moving to a new home is often a big turning point that can also cause stress. On these pages, we give you advice on how to make your move as comfortable as possible, whether you’re moving in or out of a VAV home. Here you’ll find, among other things, advice on cleaning up your home when you move and a checklist of things to remember when moving house.
For more information, please contact our Customer Services.
When you move to VAV
The VAV property manager always inspects the apartment when the previous tenant moves out. The move is smoother when you inspect the apartment yourself. It is in your own interest to check the condition of your home and its appliances as soon as you move in. Write down any faults or deficiencies you find on the inspection form you received when you picked up the keys. Keep the part of the inspection form that belongs to you and return the other part to the landlord in a return envelope.
When you move in, the tenants you register on your housing application will automatically be recorded in the household register. If the number of family members changes during your stay, please inform VAV Customer Services immediately.
Movers’ checklist
- Make a notification of your move to the Local Register Office. You can get the form from the Register Office or by post.
- You can also do it online: www.maistraatti.fi
- Make an electricity contract with the energy company.
- Remember to take out home insurance.
- Inform your friends and relatives of your new address.
When you move out of VAV
When it is time to move out, the VAV property manager will carry out a preliminary inspection of the apartment. This inspection is carried out during the notice period, i.e. before the end of your tenancy.
Your presence is not required for the inspection. However, if you wish to be present or if you cannot enter the apartment, for example because of pets, please inform VAV’s customer service, for example via the OmaVAV service.
We will let you know when the inspection will take place by phone, text message or other means. If you are not at home, the inspection will be carried out using a master key. The pre-inspection will take place on a weekday between 9am and 4pm. An inspection notice will be left in the apartment.
Moving out and refund of security deposit
If you have paid the security deposit, it will be refunded during the month following the end of the tenancy if:
- The apartment and the storage room are empty and have been thoroughly cleaned.
- The apartment and its contents have been cleaned and cleared of any extra belongings. the yard, if any, adjacent to the apartment has been tidied and cleared of any extra belongings.
- All keys have been returned to Certego by 12 noon on the working day following the end of the tenancy at the latest. If you wish, you can return the keys to Certego earlier.
- The inspection has not identified any deficiencies that the tenant is responsible for. For example, if a ceiling socket has been disconnected during the installation of a light fitting, it must be returned.
- All payments due under the lease have been made to VAV.
If blinds, security locks or door locks have been installed in the apartment, they must be left in place. When removing the dishwasher, the connections must be plugged to avoid water damage and the cupboard doors and shelves must be returned to their original position.
Any agreement with the new tenant regarding appliances or furniture to be left in the apartment must be in writing.
If the above conditions are met, the deposit will be returned to the account indicated in the notice of termination within approximately one month of the end of the tenancy. The deposit will be deducted from any default on maintenance of the accommodation in accordance with the tenant’s billing rate.
For more information, please contact our Customer Service.
Cleaning at the end of the lease
Make sure that the move-out is done according to the requirements. The tenant who moves out is responsible for the final cleaning of the property. The landlord has the right to withhold the security deposit or charge the tenant for incomplete final cleaning.
In addition to the cleaning, the tenant must remove all personal belongings from the apartment, the cellar, the balcony and the bicycle and pram storage. Items that are no longer needed must not be taken to the waste deposit but to the sorting station or recycling centre. Contact details for sorting centres can be found on the HSY website.
