You will be included in the tenant selection process on the next working day after submitting your application. Allocation of state-subsidised housing is based on applicants’ housing needs, not on a first-come, first-served basis. Therefore, we are unfortunately unable to provide an estimated timeframe for when you will be allocated a flat.
Your application is valid for four months, after which it automatically expires. So please remember to renew your application in good time.
We offer rental homes to applicants as and when they become available. Depending on the applicant’s circumstances and the application criteria, you may receive an offer very quickly.
It is, however, impossible to estimate the waiting time for an apartment. This is influenced by the number of apartments becoming available, the type of apartment, its location, your preferences and the number of applicants.
If you are in a hurry to find an apartment, you can edit your application after submitting it. The more flexible your preferences are, the better your chances of getting an apartment.
When completing your application, keep in mind that you will be offered a rental apartment that best matches your preferences.
You can improve your chances of being allocated a rental home by including several area options and buildings on your application. From the list of amenities, select only those that are absolutely essential to you, such as a sauna or a balcony. So, if you are also willing to move into an apartment that does not have its own sauna, do not tick the ‘sauna’ box on your application. The maximum rent you specify will also influence which flats we can offer you.
If you wish to change the preferences in your application, you can edit it after submitting it.
There is no need to contact us after submitting your application. We offer apartments as and when they become available.
Your application is valid for four months from the date it was submitted. You should therefore submit a new application in good time if you have not yet been allocated a flat. If you forget to submit a new application but still need a rental home, you can always submit a new housing application to VAV.
The allocation of state-subsidised rental homes is based on a needs assessment. This means that priority is given to applicants with the most urgent need for housing, those with the fewest resources and those on the lowest incomes.
VAV also offers standard, privately funded rental properties for everyone. For privately funded rental properties, the applicant’s ability to pay is taken into account. We will check your credit history and ask for details of your income.
Unfortunately, not everyone who applies for state-subsidised housing is able to secure a rental home through us. Due to the small number of apartments becoming available and the large number of applicants, we are unable to offer a rental home to every applicant. We therefore recommend that you include as many options as possible in your application, as this will improve your chances of securing an apartment!
There are no income or asset limits for our standard privately financed rental apartments, so anyone who wishes to can apply for them.
VAV only enters into tenancy agreements with adults. A minor cannot obtain their own rented home from us. A tenancy agreement can begin no earlier than the date on which the applicant turns 18.
You do not need to pay a security deposit. The security deposit was abolished for tenancy agreements commencing on or after 1 June 2024.
VAV owns several care homes. The Vantaa and Kerava Welfare District is responsible for their operations and the selection of residents.
HOUSING APPLICATION – STEP 1
Add houses and apartment types that match your preferences to your application. We recommend selecting as many options as possible when searching for a home. This will improve your chances of being offered an apartment. We will take your preferences into account whenever possible.
Applications cannot be saved as drafts. However, the houses and apartment types you have selected will remain saved if you leave the application. The information you provide will be saved once you click the Submit application button. You can edit your application after submitting it.

HOUSING APPLICATION – STEP 2
An application can have a maximum of two applicants. Both applicants must be at least 18 years old. The applicants are jointly responsible for the tenancy agreement. Other people moving into the apartment (for example, children) should be listed as accompanying occupants.
HOUSING APPLICATION – STEP 3
It is important for us to know about your current life situation so that we can assess the urgency of your housing need.
Calculate how much, for example, rent and water and heating fees are in total.
HOUSING APPLICATION – STEP 4
Some of our rental apartments have been built with government support. This means that applicants’ income and assets affect the tenant selection process for these apartments.
Assets include, for example, an owner-occupied home, real estate, savings, investment funds and other investments. Any debts related to these assets, such as an outstanding mortgage, are deducted from the total value of assets. We will verify the assets of the applicant(s) when making a housing offer.
Loans include, for example, student loans, mortgages and various consumer loans and instalment credit agreements.
HOUSING APPLICATION – STEP 5
Review the information you have provided and make any necessary changes. Make sure that your email address is correct, as we will contact you by email if we have an apartment to offer you. Finally, click the Submit application button. If your information changes later, you can update your application under Apply / Edit application.
