We provide service around the clock, every day of the year.
A smooth and pleasant everyday life at home depends on many things. If you’d like to relax in the sauna and book your own sauna session, or if you need a parking space, please get in touch with us. Please also contact us if you experience any issues with your home or need a door unlocked.
You’ll receive the keys to your new home when your tenancy agreement begins. If you lose your keys, please contact VAV’s customer service immediately. Keys that have fallen into the wrong hands pose a security risk. For this reason, the locks on the flat will be rekeyed and an invoice for the rekeying will be sent to the tenant.
If you leave your keys at home and need your door unlocked, please contact VAV’s customer service. A representative from the property management company will only open the door for residents registered at the property. The property management company will send an invoice for the door-opening service to your home.

As a VAV resident, you can rent a parking space if one is available. There is a limited number of parking spaces. Spaces may be standard, heated, electric vehicle charging points or indoor spaces. Not all houses offer every type of parking space.
If you need a parking space, please contact our customer service OmaVAV or by telephone. Parking spaces are subject to a charge.
VAV offers its residents the option to charge electric and hybrid cars. If your building does not yet have charging facilities, please check with VAV’s customer service to see if a charging point can be installed in your building’s car park. You can then order a charging point through our partner eParking.

Many of VAV’s rental homes include a private sauna. The sauna is intended for use as a sauna. It must not be used for drying laundry or storing belongings, as this may result in a serious accident.
If your apartment does not have a sauna, you can book a slot in the house’s communal sauna. In that case, please contact VAV’s customer service via OmaVAV . Please note that not all VAV buildings have a communal sauna. Some apartment buildings may also offer free regular sauna slots.

VAV houses often have free facilities available for residents’ use. These include a communal room, a laundry room and a drying room. Check the OmaVAV service to see if your building has these facilities. Check also the instructions for the use of the premises.
Your rent includes a free internet connection. During 2026, Elisa will become the provider of internet connections and cable TV for VAV residents. The previous provider was DNA.
Check the switchover date for your building
Normal household noises are part of life, but you do not have to put up with unreasonable noise or other disturbances. At VAV, quiet hours for houses are from 10.00 pm to 7.00 am.
If the disturbance is recurring, occurs at night or a friendly discussion does not help, please complete the disturbance report form and send it to us via the OmaVAV service or by post.
In order for us to address the disturbance, for example by issuing a warning or caution, we require detailed information about the incident as well as a signed report from at least two, and preferably three, neighbours.
If the disturbance has been threatening or otherwise dangerous, call the police on 112.

Some of VAV’s houses are completely smoke-free, whilst smoking is permitted in others. The complete smoking ban applies to houses completed in 2017 and thereafter.
Smoking rules are determined by both the year the property was completed and the start date of the tenant’s tenancy agreement. Therefore, the terms for a neighbouring apartment may differ from your own. You can check the smoking rules applicable to your own tenancy agreement in the terms and conditions attached to the tenancy agreement.
Please remember that the smoking rules also apply to your guests. Smoking in breach of the terms of the tenancy agreement is prohibited and may constitute grounds for termination or cancellation of the agreement.

Your house has a waste collection area where the bins are labelled according to the type of waste they are intended for. Sorting waste into the correct bins is good for the environment. By sorting your waste, you also help to reduce your block’s waste disposal charges.

Would you like to give your home a fresh new look with a renovation? We can provide you with materials for painting walls or refurbishing floors.
Please contact customer services if you’re thinking about painting your walls. You can collect free paint and tools once you have received confirmation from us. The painting pack includes the paint of your choice from the VAV colour chart, as well as painting instructions and the necessary tools.
If you wish to install laminate flooring in your home yourself, please request permission in advance. We will assess on a case-by-case basis whether laminate flooring can be installed. Request permission via customer service.

Your apartment is fitted with one or more fire alarms. We are responsible for the fire alarms in all our properties.
Test your home’s fire alarms regularly. This ensures that the device works correctly in an emergency. If you notice a fault with your alarm, please report it to customer services.
