Life brings both small and big changes. If new people move into your home or someone currently living there moves out, please let us know about the change. It is important that we know all our tenants.

If a tenant dies, responsibility for the rent and the flat passes to the estate.

When new residents move into your home

If new people move into your home, please report this via OmaVAV. It is important that we are aware of all the residents living in the apartment.

If keys are left inside, the property management company can only open the door for those registered as living in the property. In some of our houses, there is also a water charge based on the number of occupants. Tenant details can only be updated by the person who signed the tenancy agreement.

When you split up

If, at the time of the separation, both of you are moving out and you have both signed the tenancy agreement, you must both give notice to terminate the agreement. If one of you remains in the apartment, the person moving out must give written notice to terminate their part of the agreement.

Termination

When a resident passes away

The death of a loved one brings with it a great deal of grief and practical matters that can feel overwhelming. We will do our best to help.

It is worth noting that if a tenant dies, the tenancy agreement continues as normal. Responsibility for the rent and the flat passes to the estate.

Terminating the tenancy agreement

If the estate does not wish to continue the tenancy agreement, it is advisable to terminate it as soon as possible. This will bring the obligation to pay rent to an end more quickly.

If the tenancy agreement was in the names of two people, both the estate and the other tenant have the right to terminate the agreement.

Termination must be made in writing. You may also send it to us by email.

The notice of termination must include:

The signatures of all beneficiaries of the estate, or a power of attorney from those who are unable to sign themselves.
An official certificate from the deceased tenant’s last place of residence, showing the date of death. This official certificate can be obtained from the parish vicar’s office or the Digital and Population Data Services Agency. It may also be submitted at a later date.

The notice period is one calendar month. This means that liability for the rent ends at the end of the month following the notice month.

Extending the tenancy agreement

If the tenancy agreement has been in the names of two tenants, one of the tenants may continue to live in the apartment unless the landlord has a valid reason to object.

The same right also applies to:

the spouse of a deceased tenant,
a child who is a member of the family,
the tenant’s parent, if they have been living in the aparment.

If you wish to continue living in the apartment you must notify VAV in writing as soon as possible.
